Based in Allendale, New Jersey, Doherty Enterprises is a franchisee operating restaurants under Applebee's Neighborhood Grill & Bar, Panera Bread, Chevy's Fresh Mex, JINYA Ramen Bar, and two proprietary brands, The Shannon Rose Irish Pub and Spuntino Wine Bar & Italian Tapas.
With over 200 restaurants combined across New Jersey and New York.
Position Summary Responsible for managing a dynamic portfolio of over 200 locations.
This role will be responsible for real estate strategy and execution, including producing new locations and leading deals from site identification through internal approvals as well as negotiating current location renewals and/or relocations.

Responsibilities:
Manage and oversee Real Estate Administration; site review and selection, drafting LOI's, broker communications, develop Proforma, obtain franchisor site approvals, initiate liquor license sales, and negotiate, communicate with tax representative for appeals and settlements.
Manage and oversee franchise administration; track agreement's critical dates, review and negotiate, coordinate, and communicate to franchisor as needed.
Maintain accurate property information files.
Develop, maintain, and implement a comprehensive, strategic market plan for defined territories and execute new store growth goals.
Assist in negotiating business proposals and leases for new restaurants.
Properly manage company owned locations.
Maintain strong market knowledge and an understanding of Doherty's markets, trends, projected home/work/shop growth, competition, and other factors that build real estate opportunities.
Identify potential sites for new restaurant development and relocation.
Conduct sites tours to gain knowledge of proposed sites, including traffic, access, visibility from roadways, type of location; free standing, endcap, inline, raw land, in addition to zoning laws, water access, number of seats/occupancy.
Conduct site tours with Executive Leadership team and/or Ops Partners of brand(s).
In conjunction with other department leaders, estimate and analyze sales performance of new restaurants to ensure accurate forecasting.
Build strong relationships with brokers in Doherty's markets and able to secure new deals.
Prepare and present new restaurant site proposals to Owner & President.
Track major initiatives, team goals, and create reports and presentations to inform senior level decision making Partner with construction teams to ensure project moves efficiently through due diligence, entitlements, and construction phases.
Participate in project status meetings and cross functional project teams.
Develop, fill, and maintain the pipeline of new restaurants; Forecast the timeline of new restaurant openings and assess risks.
Excellent knowledge of leases, lease terms, lease negotiations and attorney review.
Provide leadership, guidance, mentorship, and development opportunities to real estate team members.
Coordinate and manage assigned projects.
Maintain effective communication with key stakeholders, providing regular updates on real estate progress and performance.
Collaborate with various internal teams, including operations, finance, and legal, to ensure alignment and support for real estate initiatives.
Qualifications:
5-7 years' experience in real estate.
BS/BA degree in Finance/Accounting/Real Estate; MBA preferred, or equivalent experience.
Development related experience in the franchising / restaurant industry with proven ability to break through the existing development complexity a plus.
Self-starting problem solver who seeks win/win solutions, demonstrates tenacity, and is not easily discouraged.
In-depth knowledge of real estate market trends, site selection criteria, and construction best practices.
Ability to travel frequently to markets in which we operate for site selection.
Exceptional contract management and negotiation skills.
Strong time-management and organizational skills with high attention to detail.
Exceptional written and verbal communication skills, and the confidence to present to and influence senior decision makers.
Ability to analyze financial and operational data to support recommendations.
Ability to build strong working relationships with other critical departments- for example, Construction, Operations, and Finance and Legal.
Experience managing multiple projects in a fast-paced environment.

Estimated Salary: $20 to $28 per hour based on qualifications.
